In connection with the "Exhibition-Seminar for Familiarisation with the Real Estate Market and New Construction Projects in Northern Cyprus" (the so-called "Turkish Republic of Northern Cyprus", recognised solely by the Republic of Turkey) scheduled to take place on 12 April 2025 at the "Realtons Place" business centre in Sofia, the Ministry of Foreign Affairs draws attention to the fact that citizens and legal entities who purchase real estate located within the aforementioned territory may be held legally liable if it is subsequently established by a court, in accordance with the legislation of the Republic of Cyprus, that the individuals from whom the properties were acquired are not their lawful owners.

Pursuant to Article 1 of Protocol No. 10 on Cyprus to the Act concerning the conditions of accession to the European Union (OJ L 236, 2003, p. 955), the application of EU law is suspended in those areas of the Republic of Cyprus where the government of the Republic of Cyprus does not exercise effective control. 1 These areas comprise the so-called "Turkish Republic of Northern Cyprus". However, this restriction does not affect or invalidate judicial decisions issued by the courts of the areas under the effective control of the Republic of Cyprus, which is a Member State of the European Union. This means that, in the event of a property purchase in the so-called "Turkish Republic of Northern Cyprus" followed by an eviction of the new owner pursuant to a final and binding ruling of a court in the Republic of Cyprus, such a ruling may be enforced in the territory of all Member States of the European Union.
